Where to Stay in Diani Beach: Full Accommodation Guide
Diani Beach is a 17km stretch of white coral sand on Kenya’s South Coast, 35km south of Mombasa across the Likoni Ferry. It’s the most popular beach destination in Kenya and has a full range of accommodation — from ultra-luxury private villas to backpacker guesthouses. How Diani Beach Is Organised
The beach runs roughly north to south. The northern section (nearer Diani town and the main junction at Ukunda) has the highest concentration of facilities, restaurants, and budget accommodation. The central section has the main resort hotels. The southern section is quieter and more private.
The A14 highway runs parallel to the beach, separated from it by a strip of hotels and vegetation. Some accommodation is on the inland (west) side of the highway. If beach access is a priority, check whether your hotel has its own beach section or requires crossing the highway.
Luxury Tier (USD 200–450+/night as of 2026)
Almanara Luxury Villas (southern Diani) is the most exclusive accommodation in the area. Seven private villas set in landscaped gardens with direct beach access, each with its own plunge pool, full-time cook, and housekeeper. Rates from approximately USD 400/night for the smallest villa as of 2026. No communal facilities — it’s designed as a private retreat. Book directly through the property.
Diani Reef Beach Resort and Spa is Diani’s flagship large resort and consistently rated Kenya’s best beach hotel. Over 150 rooms, multiple restaurants, a large pool complex, a full spa, and a PADI dive school. Rates from approximately USD 250/night room-only; all-inclusive packages from approximately USD 350/night. The beach section here is excellent.
Baobab Beach Resort and Spa (northern Diani) is a large full-service resort with consistent reviews. From approximately USD 220/night room-only. Strong kids’ programme and watersports operation.
The Majlis Hotel (technically on Manda Island near Lamu, but sometimes compared as a South Coast alternative) is not in Diani; the equivalent luxury at Diani is Almanara.
Mid-Range Tier (KES 15,000–30,000/night as of 2026)
Leopard Beach Resort and Spa (central Diani) is the best-value mid-range option — consistently maintained, with lush tropical gardens, a well-positioned beach section, and the most established PADI dive school on Diani. Rooms from approximately KES 20,000/night. Popular with independent British travellers.
Southern Palms Beach Resort (northern Diani) is larger and more family-oriented than Leopard Beach. One of the biggest pool areas on Diani and a broad beach section. Room-only from approximately KES 18,000/night; all-inclusive from approximately KES 25,000/night.
Jacaranda Beach Resort (central Diani) is well maintained with direct beach access and a smaller, more intimate scale than the large resorts. From approximately KES 16,000/night.
Papillon Lagoon Reef Hotel (southern Diani) is a quieter option further from the main Diani strip, from approximately KES 15,000/night. Family-friendly and well-positioned for the quieter southern beach section.
Budget Tier (KES 3,000–12,000/night as of 2026)
Diani Sea Lodge (northern Diani) is on the inland side of the highway but a short crossing from the beach. Clean and practical from approximately KES 7,000/night. No frills but secure.
Water Sports Kenya & Diani Beach Camping offers tented camping from approximately KES 2,500/night and basic bandas from approximately KES 4,000/night. Popular with kite surfers staying for a week or more.
Diani Backpackers is the main backpacker option, from approximately KES 2,500/night for a dorm bed. Private rooms from approximately KES 6,000/night. The on-site bar is social.
Private Villas
Diani has a well-developed villa rental market. A 3-bedroom villa sleeping 6 people can be found for approximately KES 25,000–60,000/night depending on proximity to the beach. Agencies including Diani Real Estate and Kenya Beach Properties manage bookings; Airbnb and similar platforms also list significant inventory.
For groups of 4+ people, a private villa is often better value than equivalent resort rooms, and includes a kitchen, private pool, and more space.
Booking Direct vs Tour Operator
Tour operators: European package operators (TUI, Jet2, Thomas Cook) consolidate flights and accommodation for the large all-inclusive resorts. These packages can represent genuine value, particularly for 7–10 night stays at Diani Reef, Baobab, or Southern Palms. The tradeoff is inflexibility.
Booking direct: For boutique properties (Almanara, Leopard Beach, Jacaranda), booking directly saves 5–15% over third-party platforms. Call the hotel rather than emailing — phone enquiries often yield better rates.
Peak season preparation: December–January (Christmas and New Year) and July–August are fully booked well in advance at the top properties. For December, book by September at the latest.
Low season value: April–May sees heavy rain and many travellers avoid the coast. Rates drop 30–50% at most properties. If rain doesn’t bother you, April is exceptional value — the beach is almost empty.
